Are you planning on using a credit at closing in lieu of making repairs?  Better double check with your lender! 

 

Some lenders, for both FHA and Conventional Loans, are not allowing credits at closing anymore. 

 

You may be able to use the same dollar amount and have the seller credit the buyer for closing costs and pre-paid expenses. 

 

However, check with your lender before doing this to make sure it will all work out ok in the end.
