Nuttin But Stats dated 2-29-2008

Greater Sioux City Board of Realtors oversees the real estate transactions in our MLS covering properties in Iowa, Nebraska and South Dakota. Every month, they send out a report called “Nuttin But Stats”. We will post this monthly on our website under Siouxland Market News. Also watch the blog for comments from our real estate agents on the updated statistics and their opinion of the real estate market.

Spring Maintenance Checklist

It’s that time of the year to start working on your Spring Home Maintenance. Pro-Link Realty has put together a checklist for your convenience. If you are considering selling in the near future, call a Pro-Link Realty agent today for a free walk-through on your home. They can suggest the projects that you can work on now that will make your home worth more when you go to sell.

Spring Maintenance Checklist

Inspect Gutters & downspouts for clogs
Check roofing & flashing materials
Fill holes in siding and foundation walls with expandable foam or replace rotted siding or trim and repaint if necessary
Examine window screens, storm doors and putty/caulk lines around exterior windows and doors
Ensure the downspout extensions are sloping away from foundation walls
Build up the ground around the foundation so it slopes away from the house
Power wash concrete patios, inspect decks and secure railings
Clean out basement window wells
Repair all cracked, broken or uneven driveways and walks
Check lawn sprinkler heads
Cut back trees and bushes so they don’t rub on roof, house or air conditioner unit
Clean the Outdoor Condenser on your air conditioner
Replace your furnace filter
Check water heater for evidence of leaks and ensure it is venting properly
Check shutoff valve at each plumbing fixture to make sure they function
Clean the clothes dryer exhaust duct, damper and space under the dryer
Test ground faults and electrical system
Ensure your multi-purpose fire extinguisher is charged and ready to use
Clean the kitchen exhaust hood and air filter
Change your batteries on smoke and carbon monoxide detectors
Hire a professional to flush the air conditioning unit, service your furance, clean your ducts, inspect your pool and chimeny’s
