January 26th, 2010 8:54 AM
Rate Lock Advisory - Monday Jan. 25th

Monday's bond market has opened down slightly despite a much weaker than expected housing report. The stock markets are posting minor gains with the Dow up 25 points and the Nasdaq up 5 points. The bond market is currently down 2/32, but we will still likely see an increase in this morning's mortgage rates of approximately .125 - .250 of a discount point due to weakness late Friday.

The National Association of Realtors reported late this morning that home resales fell a whopping 16.7% last month. Analysts were expecting to see a sizable decline in sales, but this was much larger than thought. The surprising drop indicates that the housing sector still is not stable, which... click here to read more

This information is available each morning on our website under the section "For Buyers".  The website page is titled "Daily Rate Lock Advisory".

10% of your credit score is based on how well you manage a mix of credit types, such as mortgages, car loans and credit cards.  Another 10% is based on how you've managaged your "new credit".

Home Selling Tip #8
January 13th, 2010 5:14 PM

Cabinet handles, switch plates, and other small pieces of housing hardware can update a home for just a few dollars a piece.  Scan each room to see what looks worn or outdated and then replace  it. Inexpensive quick-connect faucets can make upgrading the look of your bathroom a snap.  "Don’t  forget the toilet seat," "Fresh towels and a new toilet seat go a long way toward making a bathroom feel clean and new."

Winter Weather Hampers Home Sales
January 12th, 2010 8:59 AM

(SIOUX CITY, IA) Winter weather hampers home sales in Siouxland. There are half as many pending listings now as compared to this summer. That means realtors have to compensate during the warmer months to make up for slow sales. Buyers are usually turned off by snowed-in driveways and sidewalks. Sellers should keep them clear because in the winter, buyers mean business.

"In the summertime you may have half of the people that you take out to view homes are not really serious, tire-kickers so to speak. When you have somebody now this time of year, they're serious," says Jim Trucano, Pro-Link realty agent.

That's why it's even more important for sellers to keep their homes ready for showing.

Heavy Snow Causing Furnace Trouble
January 7th, 2010 11:19 AM

Snow building up on your home can cause several furnace problems.  It is important to keep a path clear around the inlets and outlets to your furnace.

If you do experience your furnace not putting out warm air into your home, first find the furnace intake. Then, make sure the pipe is clear.  Also, check to make sure your furnace filter is clean.  If you furnace is still not working as efficiently as it should, call your HVAC representative.  If you need a referral, give your Pro-Link Realty real estate agent a call at 224-2300.

Do not make any adjustments to this piping without consulting your HVAC representative first.  Every furnace is different and very specific in how this piping should be ran.

Limit house tours to six or seven per outing.  More than that and the house details can be forgotten or confused.
